We understand, navigating the building permitting process can be a complicated and daunting task that directly impacts your project timeline and budget. 2Spec is a locally-owned and operated, independent third-party firm that can assist through the building permitting process for you.

Formerly known as Independent Third Party Review or ITPR, our team of experts will review your project plans to help ensure that each aspect of your project is in compliance with current county building codes and Building Department rules.

We can also submit your plans to the City Department of Planning and Permitting on your behalf and collaborate with your team to manage any necessary changes. With 2Spec supporting your project by reviewing your plans during the permit process, you can potentially avoid costly delays in revisions and additional changes.

Plans Review

Our team of Certified Code Reviewers at 2Spec specialize in the review of plans for commercial and industrial projects including tenant build outs, renovations and improvements, retail spaces and restaurants.

Our review process covers:

● Electrical Code

● Plumbing and Mechanical Code

● Structural Code

Permit Document Submissions/Routing

2Spec will submit your plans to the City Department of Planning and Permitting via walk-in over-the-counter process. From there, if there are any issues or questions that arise during the City’s review of your project plans, we will work with your team to address and correct the concerns so that the process continues unabated.

Note, these are the City/State agencies we do not submit to:

1. Disability and Communication Access Board

2. City & County Site Development (Civil Engineering)

3. City & County Special Design District

4. State Historic Preservation Division (Instructions only)
